How it works

Buying a property through Alpreal, the following steps will be taken:

1) Deciding the offer: on which conditions and against what price. We advise you on the height of your first offer as different sellers have different negociation widths.

2) Making the purchase offer (´Kaufanbot`). Doing the offer to buy is done in written in Austria. Specific terms and conditions are part of this offer. You also sign a statement for paying the commission to the real estate agent.

3) If the seller accepts the offer, he will send a statement confirming he accepted the offer ('Annahmeerklärung des Verkäufers'). The purchase offer is now signed by both seller and buyer and is legally binding.
In case the seller does not accept the offer directly, we intermediate and try to bring the two parties together. The Austrian are used that the real estate agent inquires both seller and buyer what is acceptable for them. We then try to set a price and conditions with which both are satisfied.

4) As soon as your offer is accepted, the legal contract of sale will be made up (`Büchungsfähige Kaufvertrag'). This normally takes up till 2 weeks. Mostly, the buyer will be asked to make a down payment (on a special account at the notary office `Treuhand Konto`). This is to be paid within 1 week after signing the contract of sale. Sometimes both parties sign the contract at the same time, but this is not necessary.

5) The total purchase money needs to be in the notary account on the day the property is officially transferred to the buyer. You will not notice the actual transfer taking place as signing the contract of sale has already taken place earlier.

6) You will receive a certificate stating the property is yours. Depending how busy the Austrian tax office and the land registry are, this may take from 1 week up to six months time.
