When buying real estate in Austria

If you want to buy a property in Austria, you need to invest a minimum own capital of 30%.

Property owners have 3 different ways of selling in Austria:

•  without interference of a real estate agent
•  through 1 preferred real estate agent
•  through several real estate agents

If a property is being sold through a real estate agent, the seller pays a commission of 3% ex VAT to the real estate agent who sold the property. Other real estate agents involved do not get any commission or compensation. You will notice that whenever asking for information, you receive it by e-mail or registered letter. This is how the presenting real estate agents can show that you asked him for information. In case of a purchase, you pay a buyers commission of 3% ex VAT to the real estate agent.

The purchase of real estate is always in written in Austria. First, a provisional contract will be drawn. This is to be signed by both seller and buyer. This provisional contract has the same validity as the (final) legal contract of sale. ›› how it works
